Pre-Sale Pricing
Setting the right asking price from the outset dramatically reduces time on market. An overpriced property stalls; an accurately priced one generates competitive interest.
Valuation
Astrogecho provides honest, evidence-based property valuations across Eldoret and Uasin Gishu County — for sales, lending, estate planning, or simply informed decision-making.
Property valuation in Kenya is often shaped more by what sellers hope to achieve than by what buyers are actually paying. Astrogecho's market appraisals draw on recorded comparable transactions, active listing analysis, and direct network intelligence gathered over seven years of operating in the North Rift market. We assess the property physically — size, condition, finishes, access, utilities — and contextually, considering proximity to key amenities, zoning status, and recent price movement in the immediate neighbourhood. The result is a written appraisal document you can rely on when negotiating a sale, presenting to a bank, or dividing an estate. We do not inflate numbers to win a mandate, and we do not deflate them to rush a sale.

Banks and SACCOs require an independent opinion of value before advancing a loan against property. Our appraisal report is prepared to meet standard lender requirements.
When property forms part of an estate, a current market valuation is essential for equitable distribution, probate proceedings, or transfer to beneficiaries.
Investors with multiple properties in Eldoret benefit from a periodic portfolio valuation to understand net asset position and identify assets that are underperforming or ripe for disposal.
Our valuation is a professional market appraisal — it reflects what a willing buyer and a willing seller would agree in an arm's-length transaction at the date of inspection. It is not a statutory valuation by a registered government valuer under the Valuers Act, Cap 532, which may be required for certain official proceedings. If you need a court-certified valuation or one for compulsory acquisition purposes, we will refer you to a registered valuer from the Valuers Registration Board of Kenya. Our report is widely accepted by commercial banks, SACCOs, and private lenders, but you should confirm your lender's specific requirements before commissioning us.
“I commissioned a valuation from Astrogecho before accepting an offer on my plot in Kapseret. Their report came in KSh 1.8 million above what I was about to accept. That conversation paid for itself many times over.”
— Ruth K., Kapseret landowner
